I'm asking this question for someone else actually but anyway.
So they bought a house in vivic from some guy. The property is located supposedly on the "northeast bank of the River Odei south of Balmora". Basically... can't find it. She's looked all over the area and so have I and neither of us have managed to locate the damned place. So does anybody know where the freaking property is or what?

Your friend didn't buy a house; s/he bought a land deed to build a stronghold on the Odai Plateau (northwest of the Odai River, actually). It's a quest for House Hlaalu.

In order to begin construction, you have to take the land deed and a construction contract(from Duke Vedam Dren in Ebonheart) to Dondas Driler at the Hlaalu Council House in Balmora.

The house is really nice, you get some good services with it, but you do need to be in House Hlaalu.

Yes. As Eve B Heart stated, the property you purchased was part of a quest. Each Great House has one once you get so far into the ranks, I think the rank is father I'm not to sure you'll have to check Uesp.

House Hlaalu gives you a small stronghold on the Odia plateau.
Shouldn't be that hard to find, but you need to start construction first and I think you need to eliminate all of the Deadra in the Vassar Dissidant cave, which is located over the other side of the river to where the stronghold will stand.

I didn't really like the Telvanni stronghold because it was very inconvinient to me .

but the telvanni stronghold gives you robotic servents! theyre so much less ... human ... than npcs.

Yes, Sphere Centurions is the legit name for them. Telvanni may have the Dwemer Guards and the biggest stronghold, whilst the small Hlaalu Stronghold is the most assessable, but all that can change with a simple mark and recall spell:D

I'd rather has my mark set somewhere more useful, like where I actually need togo for quests and such.
It inconveniences me to have a house so far from town.

Even with the Boots of blinding speed it can take a long time .

true, with all the mountains and such. Even the Redrone stronghold gets a bit annoying.
